Tridel Form Condos – VIP Prices & Terms
Tridel Form Condos – 50 McCaul, Toronto
This is your chance to own a builder new condo in Queens West area of downtown Toronto. Queen West is ranked as one of the hippest neighbourhoods in the world. This area is well-known for art and architecture, fashion and culinary spots as well as a humming downtown charm. You will be living close to the AGO – Art Gallery of Ontario and OCAD – Ontario College of Art and Design. Not to forget proximity to the University of Toronto and the Eaton Centre.
This 14-storey tower at Queen and McCaul will house 184 condo suites. You will be only steps to Queen Street car and Osgoode Subway station.
The building itself will be a distinctive masterpiece of design and architecture with an exterior facade made of glass, metal panels and textures. Goes without saying that the condo building will come with contemporary and state-of-art interiors, amenities and suite finishes. Tridel is one of the most reputed Canadian builders, and this project promises to be another great condo project from Tridel.
Tentative Occupancy is slated for FALL 2019.
Tridel Form Condos – Great Buy for Users and Investors
Recently, I have been swamped with queries from people from India, the Middle East, US and other parts of Canada. Mainly to ask about investing in a new condo for their adult children who will be moving to Toronto to study in the next 1-3 years. Sure there are some great new condo projects in neighbouring Mississauga, which might be more affordable, but nothing beats the excitement of buying and owning a condo in the vibrant and lively Downtown Toronto, if you can find a great deal.
Downtown Toronto works ideally for young adults moving to Toronto primarily for commuting ease. Toronto is so well connected by the TTC and with the rest of the GTA with GO Transit, that owning a vehicle is not a necessity here.
I personally feel that Tridel Form Condos would be a great pick for my investor clients. One-bedroom suites at Tridel Form in Downtown Toronto start as low as $344,000 (approximately US$260,000 or AED 954,000 or INR 17, 340,000) . Though parking is not available for one-bedroom suites, it is not so much of a necessity for reasons explained above.
For my international investors, it is a double win, you get to secure a condo now which would be delivered in the next 2-3 years (closer to when your adult children move to Toronto to study), and also benefit from the current low Canadian dollar value.

FAQs for International Non Residents
- Can we buy as an International Non Resident.
- What are the requirements?
You will need to submit 35% down payment before closing and only required to be physically present here for final closing.
- Is the money safe?
Absolutely. It is kept in a lawyer’s trust account. Tridel is one of the most reputed and well known Canadian builders. Over the years, I have successfully bought many properties for my overseas investor clients, and helped them rent these out too.
- Do we have to come to Toronto before closing?
Yes. That is one of the requirements. Your mortgage approvals can be done now, and you are not required to be present here for that. However, for final closing, your physical presence in Toronto is required. At the time of occupancy, you will be required to be present at a Canadian bank and the legal system requires you to be physically present here to sign the agreement and become owners of the condo suite. So at least 10 days prior to final closing, you will have to be present here for signing all the legal documents.
- Is it easy to rent?
Yes. The current vacancy rate in Toronto is less than 2%. Rental market is great. A one-bedroom suite in this area rents for approximately $1,700 per month, and a two-bedroom suite for around $2,400 a month (both without parking). We can find you good tenants and help you manage the property upon delivery.
- What are the other costs in addition to buying price?
You can expect around 3% in closing costs which will include the lawyer fee, the provincial and Toronto land transfer tax and other builder closing costs.
