Avia Condos is the latest pre-construction addition to the popular Parkside Village community at Square One, Mississauga. Parkside is a 30-acre master-planned mixed-use residential community in the City Centre area. The builder, Amacon, is a well known Canadian builder. While PSV One, PSV 2, The Residences, Park Residences, Grand Residences, The Towns have completed construction and have now even hit the resale market and Block Nine Condos are under construction.

Parkside Condos Price Performance Since Launch in 2011
Great Return on Investment
Our investor clients have made handsome returns on other condo towers at Parkside Village. We have sold many condos at Parkside Village in the recent past. Here is one example: One BR condo in the 1st tower that we sold for $230,000 in 2011 is now selling in the resale market for $410,000. That’s almost 10% appreciation per year when one looks at return on $230,000 investment. But that’s not how real estate investors invest. Investors put down only 15% in the 1st year and then they add another 5% on closing. As of March 2019, in the Downtown Mississauga condo market, rental income from a 1 BR condo is enough to take care of property expenses (mortgage + condo fee + taxes + condo insurance). When one calculates return based on 20% down payment, the profit quadruples because of the leverage effect. Of course, closing cost (approx 2-3%), selling cost (4-5%) and capital gain tax etc. takes away some of the profits. But when you look at the returns, they are substantial, based on one’s down payment.
Some investors choose to flip their units without even closing. They put down 20% and then before closing sell their unit to a new buyer. We have done this successfully for many of our clients in the past. Here is another example, we sold a PSV One 1 BR condo in 2017 as an assignment sale for $325,000. This same unit was bought in 2012 by the original buyer for $258,400 with down payment of 20% ($51,680). The profit before commission and legal cost was $66,600. Or in other words, the original owner (assignee) made a whopping return of 128% on the down payment in 5 years. Impressive? Today, the same unit is selling for $410,000 in the resale market, so it is already up by $85,000.
