GTA & Mississauga Real Estate Market May 2025
Mid Year GTA & Mississauga Real Estate Market Update
As we approach the midpoint of 2025, the Greater Toronto Area (GTA) real estate market continues to feel the ripple effects of the March 2022 correction. Although home prices aren’t plummeting anymore, and the worst seems behind us, the market has yet to regain the confidence it once had.
In my 20+ years of experience in the GTA real estate space, such a prolonged and subdued phase is rare, and this could be just the calm before the next uptrend.
The GTA Market: Stabilizing, But Hesitant
Since the Bank of Canada began lowering interest rates (now down by six cuts), one would expect a sharp uptick in buyer activity. However, recession concerns, fueled by global and bilateral trade tensions, particularly U.S.-Canada tariff renegotiations, are keeping many buyers on the sidelines.
According to the Toronto Regional Real Estate Board (TRREB), the GTA average home price in April 2025 was $1,107,463, down 4.2% from last year, yet up slightly from the previous month. The number of active listings stands at over 27,000, the highest in decades, signalling a clear buyer’s market. Inventory is high, but prices are showing resilience.
As Warren Buffett famously said, “Be greedy when others are fearful.” This could be one of those rare windows for long-term buyers to enter before the next wave begins.
Mississauga Real Estate: Tremendous Buyer Opportunity
Mississauga, a jewel in the western GTA crown, mirrors the regional trend but holds a unique advantage due to its proximity to downtown Toronto, mature infrastructure, and vibrant cultural fabric.
In April 2025, Mississauga’s overall average home price stood at $993K, as opposed to $1,126K in April 2024.
Single-family detached homes at $1,440K, vs. $1,658K in 2024
Semi-detached homes at $985K, vs. $1,070K in 2024
Condo Townhomes at $764K, vs. $814K in 2024
Condo Apartments at $549K, vs. 627K in 2024
With over 2,391 active listings in April 2025, buyers have more choice than ever. Sales volume has slightly ticked upward month-over-month, signaling some early movement as confidence returns.
Mississauga Condo Market: A Reset in Values
Nowhere is the price correction more visible than in Downtown Toronto Condo market and even Mississauga’s high-rise condo market has not been spared. At the peak in early 2022, a standard 1-bedroom condo of about 500 sq. ft. in a decent building was trading around $600,000. Today, those units are selling closer to $520,000, a significant $80,000+ drop.
Two-bedroom condos, which had touched $850,000 during the frenzy, are now changing hands between $670,000 and $700,000, depending on size, building quality, and location.
Even townhomes, which used to command prices close to $950,000, are now available for around $820,000, especially older units or those slightly further from transit.
For buyers looking to settle close to downtown Toronto without the stress of long commutes from places like Kitchener-Waterloo, Guelph, or Oshawa, Mississauga presents a compelling case. It’s one of the closest suburbs to Toronto’s financial core, well-connected via major highways and transit, and offers excellent schools, parks, trails, vibrant shopping, and a multicultural community.
For many South Asians, Mississauga neighbourhoods truly feel like home away from home, with grocery stores, restaurants, temples, mosques, and gurdwaras that add to its welcoming fabric. It’s a family-friendly city where children grow up with a mix of Canadian values and cultural roots.
Condominium Sector GTA-wide: Supply Overhang
Across the GTA, the condo sector is under pressure. Developers are pulling back. According to Urbanation, new condo starts in the GTHA have dropped a staggering 79% in Q1 2025, the lowest since 1996. Unsold inventory has ballooned to nearly 24,000 units, translating into over 6.5 years’ worth of supply at current sales volumes.
Buyers are being offered everything from rental guarantees to extended deposit schedules, but the fear of further softening keeps many sidelined. Yet historically, markets with high unsold inventory and falling prices eventually bottom out and bounce back, often stronger.
Final Thoughts: Is This the Moment?
Markets move in cycles. And while nobody can call the exact bottom, buying when fear is high has often yielded the best returns. With interest rates already lowered and more cuts expected, and with prices having corrected across most segments, this could be the best time in recent history to start shopping seriously.
