GTA Real Estate Market April 2025
GTA Real Estate Market Performance April 2025
Buyers Still Waiting as Market Follows Seasonal Trends
As per TRREB’s April Market Watch Report, home sales across the Greater Toronto Area (GTA) followed expected seasonal patterns, increasing compared to March. However, year-over-year sales were notably lower as many buyers continue to stay on the sidelines, waiting for interest rate cuts and more clarity around the broader economic outlook.
Consumer Confidence Tied to Economic and Trade Developments
Following the recent federal election, many GTA households are keeping a close eye on Canada’s evolving trade relationship with the United States. A positive shift in this relationship could potentially lead to stronger consumer confidence, sparking renewed activity in the housing market by improving both affordability and housing supply.
April Home Sales Down Year-over-Year
GTA REALTORS® reported 5,601 home sales via TRREB’s MLS® System in April 2025, a 23.3% decline compared to April 2024. Meanwhile, new GTA listings rose to 18,836, marking an 8.1% increase year-over-year. On a seasonally adjusted basis, however, April sales did edge higher compared to the previous month, offering a glimmer of month-over-month growth.
Prices Trending Lower Across the Board
The MLS® Home Price Index Composite Benchmark fell by 5.4% year-over-year in April. The average selling price in the GTA came in at $1,107,463, down 4.1% from the same month last year. When adjusted for seasonal fluctuations, the average selling price also declined compared to March.
Elevated Inventory Favouring Buyers
Inventory levels remained historically high this April, giving buyers ample choice across all market segments. With more listings on the market, home buyers were in a stronger position to negotiate, leading to softer selling prices. Combined with slightly reduced borrowing costs, this dynamic is improving monthly mortgage affordability for many home seekers.
