GTA Real Estate Market August 2025
GTA Real Estate Market August 2025 – Insights from Team Kalia
As per TRREB’s August Market Watch Report, the August 2025 housing market in Mississauga mirrored much of what was seen across the Greater Toronto Area (GTA): modest sales activity, more inventory, and easing prices. According to the Toronto Regional Real Estate Board (TRREB), home buyers across the GTA are finding themselves with more choice and stronger negotiating power, while home sellers must carefully position their homes to attract attention.

GTA-Wide Market Trends
Home Sales: Across the GTA, REALTORS® reported 5,211 transactions, up 2.3% compared to August 2024.
New Listings: 14,038 listings, a 9.4% increase year-over-year.
Active Listings: 27,495 homes available, showing a well-supplied market.
Average GTA Price: $1,022,143, down 5.2% annually.
MLS® HPI Composite Benchmark: Fell 5.2% year-over-year.
On a monthly (seasonally adjusted) basis, both sales and prices remained fairly flat compared to July
Interest Rates and Affordability
The Bank of Canada cut its policy rate to 2.50% in September 2025, down from 2.75%. This is significant: lower rates reduce borrowing costs for variable mortgages and renewals, improving affordability. Combined with falling prices, this is drawing more buyers back into the market, especially those who had been waiting for more favourable conditions.
Impact of Interest Rate Cut
For Buyers
Mississauga offers a rare combination: more choice, less competition, and lower monthly mortgage payments thanks to easing interest rates. Detached homes have seen notable price adjustments, while condos remain relatively affordable compared to other property types.
For Sellers
Competition is higher, with more GTA homes for sale inventory on the market. Realistic pricing and strong presentation are essential. Homes that are well-staged and marketed properly are still selling.
For Investors
Condo apartments averaging under $550K provide entry points for rental opportunities, while semi-detached homes and condo townhomes for sale segments show steadier demand. With borrowing costs down, carrying expenses become easier to manage for long-term holds.
Mississauga in the GTA Context
Detached Homes: Prices in the 905 region (outside Toronto) averaged just over $1.31M, compared to $1.52M in Toronto. Mississauga detached prices at $1.36M sit right between these figures.
Condo Apartments: Mississauga’s $549K average is below the Toronto average of $642K, providing relatively better affordability for first-time buyers or investors.
Overall Prices: Mississauga’s $968K average is below the GTA average of $1.02M, again positioning the city as a more affordable yet highly desirable option
Bottom Line
Mississauga’s August 2025 housing market shows a shift towards balance: buyers enjoy more leverage, sellers face stiffer competition, and affordability is slowly improving thanks to falling interest rates. Across the GTA, the story is similar, more supply, modest sales growth, and prices negotiating downward.
