GTA Real Estate Market May 2025
GTA Real Estate Market Performance May 2025
A Month of Improved Affordability and Buyer Leverage
As per TRREB’s May Market Watch Report, the Greater Toronto Area (GTA) real estate market saw notable shifts. Home sales dropped 13.3% year-over-year, while new listings rose 14%, providing buyers with more options and greater negotiating power. This trend reflects a market where affordability has marginally improved, and buyers are taking more time to explore their choices.
More Listings, Fewer Sales – A Market in Transition
Average Prices Edge Lower – But Stabilizing
The average selling price in May 2025 was $1,120,879, representing a 4% decrease from May 2024. The MLS® Home Price Index Composite benchmark also declined 4.5% year-over-year. However, both the benchmark and average price showed month-over-month increases from April 2025 home price, hinting at early signs of price stability.
Market Conditions Tighten Slightly
Seasonally adjusted sales increased for the second consecutive month. While listings were also up compared to April, sales grew at a faster rate, signaling a modest tightening in the market.
Borrowing Costs and Buyer Confidence
As per the TRREB report, ownership costs have become more manageable due to softening home prices and borrowing rates. However, concerns over trade uncertainty and the broader economy continue to affect buyer confidence. TRREB notes that further cuts in borrowing costs could support a stronger sales recovery, especially for first-time buyers and those renewing mortgages.
Federal Commitments Await Action
The TRREB report also calls for concrete action on federal housing commitments. This includes lowering housing taxes and fees, streamlining development processes, and encouraging innovation in construction to boost supply and affordability.
A Look at Different Home Types
- Detached homes in the GTA averaged $1.42M, with a 9.9% share of all sales.
- Condo apartments saw a 23.7% share, averaging $683,413, down 4.6% year-over-year.
- Townhomes and semi-detached units also showed moderate price adjustments, reflecting wider affordability.
What This Means for Buyers and Sellers
Home buyers now benefit from more inventory and slightly lower prices, but should act confidently as price trends begin to stabilize. Home sellers should use current market data to price competitively and stand out amid rising inventory.
