GTA Real Estate Market October 2025 – Insights from Team Kalia
Buyers Regain Confidence as Home Prices and Mortgage Rates Ease
As per TRREB’s October Market Watch Report, the Greater Toronto Area (GTA) housing market in October 2025 continued to favour buyers, with lower home prices and improved affordability supported by easing mortgage rates. While sales activity slowed compared to last year, motivated buyers with stable incomes are finding excellent opportunities in today’s market.
Fewer Sales, More Listings
According to the Toronto Regional Real Estate Board (TRREB), GTA REALTORS® reported 6,138 home sales through the MLS® System in October 2025 — a 9.5 % decline from October 2024. At the same time, new listings rose by 2.7 % to 16,069, expanding options for buyers and increasing overall inventory.
On a seasonally adjusted basis, both sales and new listings were slightly lower compared to September, showing a calmer market pace as we move deeper into the fall season.
Prices Continue to Adjust
The MLS® Home Price Index (HPI) Composite benchmark fell 5 % year-over-year, and the average selling price for all home types across the GTA settled at $1,054,372, down 7.2 % from October 2024.
Month-over-month, the HPI remained relatively flat, while the average price dipped modestly from September. This combination of lower prices and easing borrowing costs has improved overall affordability for many buyers who were previously priced out of the market.
Affordability Improves for Qualified Buyers
As per TRREB, the monthly mortgage payment for an average-priced GTA home continued to trend lower in October thanks to declining rates and moderating prices. Buyers who are confident in their employment situation and long-term affordability are benefitting from more accessible market conditions compared to the past few years.
However, many potential buyers remain cautious amid ongoing economic uncertainty, choosing to wait for more clarity around inflation, interest rates, and global trade conditions.
Call for Policy Support and Construction Innovation
As per TRREB, housing remains a vital part of Ontario’s economic infrastructure. To address supply challenges and restore buyer confidence, TRREB continues to advocate for modernized tax policies, reduced buyer costs, and reforms to exclusionary zoning.
With Ontario’s population continuing to grow, greater innovation and private investment will be key to delivering the range of homes needed across the province.

After several years of rapid price swings, the market is showing signs of stabilization. As interest rates level off and economic confidence improves, demand is expected to strengthen into 2026.
