GTA Real Estate Market September 2025 – Insights from Team Kalia

GTA Market Sees Sales Uptick Amid Lower Borrowing Costs

As per TRREB’s September Market Watch Report, the Greater Toronto Area (GTA) housing market saw renewed activity as 5,592 homes were sold, representing an 8.5% increase compared to September 2024. The Bank of Canada’s September rate cut played a major role in encouraging more buyers to re-enter the market, taking advantage of slightly lower monthly mortgage payments.

Despite the rise in transactions, buyers continued to negotiate prices, pushing the average GTA home price down by 4.7% to $1,059,377. The MLS® Home Price Index (HPI) also dropped 5.5% year-over-year, while remaining relatively stable month-over-month.

At the same time, new listings rose by 4% to 19,260, providing home buyers with more choice and contributing to a marketplace with some great low prices. On a seasonally adjusted basis, sales increased compared to August, while new listings dipped slightly.

If you look at the historical price chart (2022-2025) below, you will notice that August 2025 price of $1,021K marks the new “bottom price” since the “peak price” of $1,334K witnessed in February 2022. Such a significant price correction, coupled with the Bank of Canada’s recent rate cut and the possibility of further easing, creates a window of opportunity for buyers who have been waiting on the sidelines. As borrowing costs gradually decline and market confidence improves, prices are expected to recover steadily. Those who buy now are likely to benefit from both lower acquisition costs and potential equity gains as the market strengthens.

Interest Rate Cuts Bring Renewed Buyer Confidence

According to TRREB, the Bank of Canada’s interest rate cut in September was “welcome news for homebuyers.” With lower borrowing costs, more households were able to afford homes that met their needs. Economists believe that two additional 25-basis-point cuts could further align average monthly payments with household incomes, stimulating both real estate transactions and broader economic activity through housing-related spending.

Mississauga Market Snapshot

Mississauga mirrored the GTA’s trend of stronger sales activity but moderated prices. According to TRREB data for September 2025:

Average Home Price: $1,010,420

Detached: $1,380,811

Semi-Detached: $957,656

Condo Townhouse: $750,374

Condo Apartment: $563,084

The average selling price in Mississauga remains below the city’s pandemic-era peak, reflecting both market normalization and buyer negotiation power. Detached and semi-detached homes continue to appeal to families looking for long-term stability, while the condo segment, particularly apartments under $600,000, remains attractive to first-time buyers and investors seeking affordability.

The Sales-to-New-Listings Ratio (SNLR) in Mississauga hovered around 30%, indicating a balanced-to-buyer’s market, where price-conscious buyers are active and sellers must position their listings competitively to achieve results.

Key Insights for Buyers and Sellers

Buyers: Prospective home buyers now enjoy improved affordability with lower borrowing costs and adjusted prices. The resale condo market, in particular, offers value compared to smaller new-builder units.

Sellers: Home sellers need to price realistically. Homes that are staged and marketed professionally are selling faster and closer to asking.

Investors: Real estate investors have opportunities in select neighbourhoods where rental yields are improving as buying activity resumes.

Team Kalia’s Take on the Market

Team Kalia observes that affordability in Mississauga has improved considerably compared to the 2021–2022 boom years. The average home price near $1 million combined with declining interest rates means that many households can now achieve ownership at similar or slightly lower monthly payments than during the ultra-low rate era, thanks to the price correction.

With potential for additional rate cuts before year-end, Mississauga and the GTA could move from stabilization to gradual recovery, especially across family-oriented neighbourhoods like Erin Mills, Meadowvale, and Churchill Meadows.

In Summary

September 2025 reflected a cautiously optimistic shift in the GTA housing market. Buyers have returned with renewed confidence, sellers are adapting to the new reality of balanced pricing, and affordability has improved meaningfully. For those considering making a move, now may be an ideal time to explore opportunities while the market remains steady and competitive.
