Can we buy as an International Non Resident.
Absolutely yes!
What are the requirements?
You will need to submit 35% down payment before closing and only required to be physically present here for final closing.
Is the money safe?
Absolutely. It is kept in a lawyer’s trust account. Tridel is one of the most reputed and well known Canadian builders. Over the years, I have successfully bought many properties for my overseas investor clients, and helped them rent these out too.
Do we have to come to Toronto before closing?
Yes. That is one of the requirements. Your mortgage approvals can be done now, and you are not required to be present here for that. However, for final closing, your physical presence in Toronto is required. At the time of occupancy, you will be required to be present at a Canadian bank and the legal system requires you to be physically present here to sign the agreement and become owners of the condo suite. So at least 10 days prior to final closing, you will have to be present here for signing all the legal documents.
Is it easy to rent?
Yes. The current vacancy rate in Toronto is less than 2%. Rental market is great. A one-bedroom suite in this area rents for approximately $1,700 per month, and a two-bedroom suite for around $2,400 a month (both without parking). We can find you good tenants and help you manage the property upon delivery.
What are the other costs in addition to buying price?
You can expect around 3% in closing costs which will include the lawyer fee, the provincial and Toronto land transfer tax and other builder closing costs.
